Factor #1: Licensed Adjusters
Most roofers don’t understand how to prepare your roof damage claim using Exactimate (the standard software for creating property claims estimates). Insurance companies want a licensed adjuster to help with the reporting side, not a roofer.

Factor #2: Aerial Measurements
When a roof is measured incorrectly, it causes problems for the insurance adjusters. More importantly, it slows down the whole process of getting your roof fixed and creates a sense of distrust between you and your insurance company. Your roof must be measured accurately.

Factor #3: General contractor’s license
This may seem obvious, but unfortunately it is not. Most roofers are not licensed. One of the first things you need to ask any prospective roofer is whether or not they are licensed. Be sure to ask them to show you that license, and verify that it is legitimate and current.

Factor #4: General Liability Insurance
Another important one, since it could affect you financially if anything unfortunate happens during your roofing project. Most roofers do not carry liability insurance. Like #3 above, ask to see proof of liability insurance and verify that it is currently in effect.

Factor #5: Product Performance Insurance
Although you may have never heard of this type of insurance, it should be one of the top considerations in making your decision about a roofer. Unfortunately, most roofers have never heard of Product Performance Insurance either, so you end up with a roofing project consisting of shortcuts in order to save costs.
Product Performance Insurance guarantees that after years of wear and tear on your roof, if the manufacturer won’t pay to replace your roof, and/or if the roofing contractor that did the installation is no longer available, then the insurance policy will cover the replacement of your roof (both labor and materials) if the roof is defective. This means many thousands of dollars.

Factor #6: Labor warranty
Important information for you to know: roofers are responsible (by state law) to fix any problems with your roof within 2 years of their work. The catch here is that most roofing companies fail within 2 years, and would certainly not be available to come back and fix your roof at their own expense. Chances are you know someone who has gotten stuck in this type of situation.

Factor #7: Local office
You need to be careful with this one. During and after a storm, you will get contacted by lots of companies that claim to be local. They rent an office space, and quickly get a local phone number to give them impression that they are “part of the community”. Ask for references that are at least 3 years old, that come from this area.

Factor #8: Better Business Bureau rating
This one you probably already know about, but it is definitely worth mentioning. You can search the BBB website (BBB.org) with a roofing contractor’s name to see if they have any negative reports. It is also a good idea to just do a general internet search to find anyone that may have had a problem with this contractor in the past.

Factor #9: Quality installation procedures
Many roofers take shortcuts by using plastic components. They don’t take the time or money to properly flash chimneys, valleys or details. They try to get by with just the bare minimum. This saves them money and time, but it’s at the expense of your roof.

Factor #10: Cleanliness
